The technology

Behind Corretora.ai is Aurora, Acelerion's artificial intelligence. She orchestrates more than 200 agents, each one specialized in a single step: cataloging the city's listings, analyzing price and location, understanding each family's profile and talking with them.

Aurora always introduces herself as an artificial intelligence, says when she doesn't know something and calls a person from the team when the conversation calls for it.

The story

Corretora.ai was born from Marcus Henrique Ferreira's experience in the real estate market. For more than twenty years, Marcus built companies in the sector, including Atrês Imobiliária, one of the large real estate agencies in Goiânia, focused on property management and asset management, as well as a land development company and a construction company. These companies are still in operation.

In May 2023, he founded Acelerion Technologies and began to devote himself fully to technology. Corretora.ai and Avalia bring that background into technology, and Corretora.ai runs and is validated at Atrês Imobiliária.

2. The wish list

Corretora.ai builds and updates a wish list of properties for you, based on public listings and on properties verified by our network. During the launch phase, the service is free and covers the purchase of residential properties in Goiânia, Brazil.

Properties with the Verified seal were confirmed by a partner broker or by the builder on the date shown. Properties "Found on the market" come from public listings and have not been confirmed yet: availability, price and features may have changed.

3. Visits and brokers

When you ask for a visit, a partner broker with an active CRECI (the license every real estate broker in Brazil must hold) gets in touch to arrange it. The negotiation and any purchase are carried out with the responsible broker, on the terms you agree. Aurora never calls a broker unless you ask.

4. Avalia

Market Study: made entirely by Aurora, without a visit to the property, using the comparative method with similar properties of the same type in the same area. It is a value reference issued by Corretora.ai without an appraiser's signature. It is not a PTAM and does not replace a report for a mortgage, an estate inventory, a division of assets or a court case.

Certified PTAM: the Parecer Técnico de Avaliação Mercadológica (technical market valuation opinion) follows COFECI Resolution 1,066/2007, includes an on-site inspection and is signed by a broker-appraiser registered with CRECI and with CNAI (Brazil's National Register of Real Estate Appraisers), with a Certification Seal issued by CRECI and authenticity verifiable by QR code.

The price, the deadline and the rules for payment, down payment and cancellation are shown in the order, before you pay. The fee does not depend on the value the appraisal finds.

We do not guarantee that the PTAM will be accepted by a bank, a court or anyone else: banks usually require a report by an engineer or architect (Brazilian standard NBR 14653), and some courts do too. Check first with whoever will receive the document.

5. Aurora

Aurora is an artificial intelligence and always introduces herself as one. She uses listing data and what you told her; when she doesn't know something, she says so. Property information comes from the advertisers, and we do not guarantee the accuracy of what they published. Decisions are always yours.

6. Proper use

Use Corretora.ai and Avalia for your own search or valuation. Do not try to access other people's data, do not send false information and do not use Aurora for other purposes.

7. Changes to these terms

When these terms change, the new version and its date appear at the top of this section.

8. Governing law and contact

1. Who is responsible for your data

2. On the corretora.ai website

The institutional pages do not ask for personal data: there is no sign-up or login. The buttons lead to WhatsApp, and you decide whether to start the conversation.

On the property pages (corretora.ai/imoveis and the real estate agencies' sites), there is an optional contact form. The name, email, phone and message you write go to the agency that owns the property, with your consent, so it can talk to you about the property.

We count button clicks anonymously (the type of click, which button, the message profile and where the visit came from, such as a talk or a campaign). The IP address is used only to limit the volume of requests and protect the site, and is not linked to the clicks. Your browser keeps simple markers for the visit, which disappear when you close it. We do not use advertising cookies.

Google Analytics, only with your consent: we use Google Analytics (Google LLC) to measure visits to the site, such as how many people arrive, where they come from and which pages they see. It only loads if you tap "Accept" in the cookie notice; until then, consent stays denied and nothing is sent to Google. If you accept, Google stores measurement cookies (_ga) in your browser. To decline, tap "Decline" in the notice. To change your choice at any time, use the "Cookie preferences" link in the footer: if you decline, measurement stops and the Google Analytics cookies are deleted. Your choice is stored only in your browser.

The conversation with Aurora on the website is not stored with personal data: we only record counts, such as the number of messages and the cost of each answer. So please do not type personal data in that field.

3. What we collect and why

• Wish list: your WhatsApp number (your access, with no password), your name and, if you provide it, your email; your lifestyle profile (routine, who lives with you, budget, must-haves); reference points you mention, to calculate distances; and what you mark on the list. We use it to find properties that match you, explain each suggestion, send your access code and notifications, and arrange the visits you request.
• Minha Corretora.ai (minha.corretora.ai): your email (your access, by a 6-digit code, with no password), your name if you provide it, the consents you gave, your wish list (what you told us in the form or in the conversation with Aurora), the properties you marked as "like" or "dislike" (with the reason, if you choose one) and the date of your last visit. Any audio you record in the conversation goes only to transcription and is not stored: we keep the text. We use this data to show the published properties that match you, refine the suggestions and send notifications.
• Avalia: your name and contact details (WhatsApp and email), your CPF or CNPJ (Brazilian tax IDs) when needed for the order and payment, the property's address and details, and the photos you send. We use them to prepare the Market Study or the PTAM, schedule the inspection, charge and issue the document, and so that the PTAM's authenticity can be checked by QR code.
• Partner brokers and appraisers: registration data, CRECI and, for appraisers, the CNAI registration, to confirm their qualification and assign orders.
• Technical logs: date, time and IP address of each access, for your security and because the law requires us to keep them.

We process this data to provide the service you asked for, to comply with legal obligations and, for security and service improvement, on the basis of our legitimate interest, always limited to what is necessary.

4. Who we share it with

• Partner broker: only when you ask for a visit. They receive the essentials of your profile and, after accepting the request, your first name and WhatsApp to arrange the visit.
• Agency that owns the property: when you tap "Quero visitar" (I want to visit) in Minha Corretora.ai or send a property's contact form, the agency that published the property receives your name, your email and, if you provide them, your phone and your message, to arrange the visit. The screen tells you before sending. Permission for agencies to contact you is optional and separate.
• PTAM appraiser: receives the property details and the contact needed for the inspection.
• Providers that process data on our behalf, under contract and only to provide the service: hosting (Vercel), database (Supabase), payments, including Pix, Brazil's instant payment system (Stripe), email (Resend), maps (Google Maps Platform), visit measurement, only with your consent (Google Analytics), messaging and artificial intelligence services.

Some of these providers process data outside Brazil; in those cases, the transfer follows the LGPD rules. We do not sell your data.

5. WhatsApp and email: what we send and how to stop

On WhatsApp, we send your access code and, if you leave them on, notifications of new properties on your list: at most one per search and never between 9 pm and 8 am (Brasília time). By email and WhatsApp, we send updates on Avalia orders, such as the notice that your Market Study is ready.

In Minha Corretora.ai, we email your access code and notifications of new properties that match your list, at most one email per day. If you go 45 days without signing in, we send a single question asking whether you are still looking; with no answer in 7 days, the search is paused until you come back, and nothing is deleted. Every email has links to pause and to end the search, which work without signing in. In Minha, you can pause for 30, 60 or 90 days or until you come back. When you end the search, we ask why; if you bought, you may optionally tell us the neighborhood, area and price, which we keep as an anonymous sample not linked to you.

To stop, turn notifications off on your dashboard or ask on WhatsApp +55 11 97273-9393 or by email at pro@acelerion.com.br. While an order is in progress, essential messages about it continue until delivery.

6. How long we keep it

• Wish list profile and conversations: while you use Corretora.ai. If the account goes unused for 24 months, we delete the profile and conversations.
• Minha Corretora.ai: the list, reactions and consents are kept while the account exists; pausing or ending the search deletes nothing. Conversations with Aurora follow the 24-month rule above.
• Access logs: 6 months, as required by Brazil's Internet Civil Framework (Law No. 12,965/2014, art. 15).
• Payments and tax documents: 5 years, under Brazilian tax law.
• Market Studies and PTAMs issued: for as long as needed so their authenticity can be checked and for the legal periods to defend rights.

7. Deletion and anonymization

When you ask for deletion, we erase what identifies you: the profile, the conversations, the list, the access codes and your number. Open visit requests are cancelled.

Some information cannot simply disappear, because the law requires us to keep it or because it is part of the service's figures (for example, how many searches ran). In those cases, instead of deleting, we anonymize: we remove the name, number, email and ID and replace message content with "message deleted". What remains can no longer be linked to you and therefore stops being personal data (LGPD, art. 12).

In Minha Corretora.ai, deleting the account works the same way: we anonymize the account and erase the list, reactions and email links; for visit requests already sent, we remove your name, email and phone from our database. The copy the agency has already received stays with it.

8. Your rights

At any time you can ask for: confirmation that we process your data, access to it, correction, anonymization, blocking or deletion, portability, information about who we share it with and withdrawal of consent (LGPD, art. 18). You can also file a complaint with Brazil's National Data Protection Authority (ANPD).

In the wish list, you can see and correct your data on your dashboard, pause the search, turn notifications off and delete everything under Settings › Delete my data. In Minha Corretora.ai, you edit the list, pause or end the search and delete the account within Minha itself.

9. Security

Data travels encrypted (HTTPS), access is restricted to the team members who need it, and documents such as the CPF are stored encrypted.

10. Artificial intelligence

Aurora is an artificial intelligence and always introduces herself as one. She only uses listing data and what you told her, and decisions are always yours.
